Jennifer Lopez and Ben Affleck have quietly removed their sprawling $60 million Beverly Hills estate from the market, a year after listing it in the wake of their highly publicized split.
The couple, who finalized their divorce in early 2025 after just two years of marriage, initially listed the 38,000-square-foot property for $68 million in July 2024. But after nearly a year of stagnant interest, and a dramatic price cut of $8.5 million, the listing has now been pulled, PEOPLE confirms.
“While they’ve been hoping to sell the property, they’ve also been hesitant to take a big loss,” a source close to the couple shared. “They lowered the price to get more interest and when this didn’t happen, they were advised to take it off the market. It was a business decision that they made together.”
A Mega-Mansion With No Takers
Purchased in May 2023 for $60.8 million, the estate boasts an extraordinary 12 bedrooms, 24 bathrooms, and luxury amenities tailored for both personal retreat and high-profile entertaining. According to the listing, the property was “recently renovated with the highest level of quality” and includes extravagant features like a bar, sports lounge, boxing ring, and full courts for basketball and pickleball.
The home also includes a 12-car garage, a separate 5,000-square-foot guest penthouse, a two-bedroom guardhouse, and a private caretaker’s residence—all located in one of the most exclusive neighborhoods in Los Angeles.
Despite the opulence, the listing failed to attract a buyer. Real estate experts point to a sluggish high-end housing market and steep asking price as key deterrents.
“It’s a rough sellers’ market and especially for that price point,” a real estate source explained. “Taking it off the market until it’s more of a seller-friendly climate seems like the smartest decision.”
A Marriage Unraveled
Lopez and Affleck, who reignited their romance two decades after their original engagement and wed in a surprise Las Vegas ceremony in 2022, officially ended their marriage just two years later.
Lopez filed for divorce on August 20, 2024—exactly two years after their traditional wedding celebration in Georgia. Their divorce was finalized on January 6, 2025.
Despite personal heartbreak, both stars have swiftly moved forward. In March 2025, Lopez purchased a new home near Los Angeles for $18 million. Meanwhile, Affleck acquired a Brentwood residence for $20 million in July 2024—coincidentally on the same day as Lopez’s 55th birthday.
“The environment is family-friendly, but it could easily be transformed into a bachelor pad,” a source told PEOPLE about Affleck’s new home. “It boasts a sophisticated crowd—it’s not trendy. Real establishment.”
Not Just A Home—A Strategic Move
The decision to delist the home underscores a growing trend among high-profile sellers to be strategic in uncertain real estate conditions. Affleck and Lopez originally tried to offload the home privately—through what’s known in the industry as an “off-market” sale—before going public with the listing.
That approach, common among A-listers seeking privacy, didn’t produce results. And after a full year without a buyer, the former couple slashed the asking price to $59.5 million—below their original purchase price.
Still, with no significant interest even at the reduced figure, removing the listing became the most logical choice.
A Future Uncertain—but Separate
While their marriage may be behind them, the lingering question of what happens to the massive estate remains. For now, it appears the property will be held until the market improves.
Industry insiders say that despite personal differences, Lopez and Affleck remain aligned on financial matters, including the fate of their former marital home.
“They made this decision together,” said the source. “It wasn’t emotional—it was practical.”
As the former couple turns the page on their high-profile union, this real estate move signals a new chapter, one rooted in pragmatism rather than passion.
For now, the opulent Beverly Hills mansion sits quietly off the market—a symbol of a relationship that once dominated headlines, and now, like the estate itself, recedes from public view.
